New laws about mobile homes in Wales apply from 1 October 2014.

Mobile home owners in Wales who live permanently on a residential site have more rights and better protection from 1 October 2014.

The changes make it easier for you to sell your home on the open market, without involving the site owner. There are also changes to rules about pitch fees, site rules and giving away your home.

Which mobile homes are protected by the new rules?

The rules do not apply to mobile homes on a holiday site. You can find out from your local authority whether a site is classed as a holiday site.

Local authority licensing

From 1 October 2014, local authorities have more power to make sure that site owners keep to the terms of their site licence. Local authorities can prosecute or fine site owners who break the conditions of the licence.

Help with problems

If you are concerned about conditions on your site you can try and sort them out with the site manager or owner. If this doesn't work, your local authority is responsible for managing your site owner's licence, so you can contact your local authority for more information and advice.
